| Reservations for accommodation are accepted subject to the following Terms & Conditions:
1. Contract. The Contract of Hire shall be between the Hirer and the Property Owner and subject to the Terms &
Conditions.
2. Payment. Bookings made within 8 weeks of your holiday date must be paid for in full including any additional
charge for pets. For a booking made more than 8 weeks before your holiday starts a deposit of one third
of the total rental is required. The balance is due 8 weeks prior to the holiday starting date. We cannot
accept bookings from persons under 18 years of age.
3. Cancellations. In the event that you have to cancel your confirmed booking, please advise us as soon as possible so we
can do our best to re-let the cottage. If this is successful we will refund all monies received less a
£20.00 administration fee. However if this is not possible, we reserve the right to retain the full
rental due. As cancellation can be a very distressing event, we advise that you insure against it.
4. Availability. The Hiring Contract is made on the understanding that the property and its facilities are available for
the dates stated. In the unlikely event that the property is not available through events arising beyond
the control of the owner, then the booking may be subject to cancellation. The hirer will be advised of
any such circumstances as early as possible and we will make a refund of all monies paid in full – the hirer will have no further claims against the owner.
5. Occupation Times. You are welcome to arrive after 3pm (unless specifically arranged otherwise with the owners) on the
commencement date of the tenancy and vacate at 10am on the termination date to allow sufficient time
for cleaning.
6. Sleeping Capacity. The maximum capacity is for four persons plus one infant in a cot. The cottage can accommodate either
two couples or one couple and two singles. Please advise as to which combination is required when
booking.
7. Linen. The property is provided with bed linen: sheets, pillowcases and duvet covers. Towels are not provided
and you should bring your own supply with you. Cots and linen and blankets for cots are not supplied
and should be brought by the visitor.
8. Pets. There is an extra charge of £20 per week or short break. In making this service available we are relying
on you to respond by keeping your pet under strict control at all times. Please bring your own pet
basket and do not allow your pet on furniture or go upstairs. A pet must not be left unattended in the
property at any time. Hirers will be responsible for any damage caused by pets. Please dispose of any
mess left by your pet. Puppies must be caged at night.
9. Damage. All bookings are accepted on the condition that the property is left clean and tidy, and the person who
made the booking will pay for breakage and/or damage.
10. Access. The Property Owner or his representatives shall be allowed access to the holiday accommodation at
any reasonable time during any holiday occupancy.
11. Motor Car and Personal Belongings. Baggage and personal belongings are at the Hirer’s risk at all times, and no responsibility can be
accepted for loss or damage to any vehicle or its contents.
12. Smoking. For the comfort of all our guests there is a no smoking policy in the cottage.
